Before your lease starts, each person needs to pay 3 charges:

SECURITY DEPOSIT / FIRST MONTH RENT / FINAL MONTH RENT

Deposit & Last-Month’s-Rent Info / due-dates / FAQ here

Even if you’ve paid, please check the total unit balance (shown on the portal).

We can’t give out keys if any roommate is behind.

Your 1st month’s rent will show up 5 days before your lease starts - you’re welcome to pay early.

We highly recommend tracking your payments and signing a rent-split form for your individual portions.



Move-in Inspection Form

You’ll receive a paper inspection form/checklist with keys when you move in.

If it’s been misplaced, download it here:

You are required to fill this out within 3-5 days of moving in, and return it (signed and dated) to the 929 N 17th St drop-box.

Any flaws / issues not detailed on this inspection form will be deducted from the deposit when you move out.

If an early move-in request was already approved via text / email, we’ll be in the office on weekdays May 21st - 31st from 10 to 5, or by appointment (link below).

(new extension requests are closed after 5/1, unless already approved)


If office staff aren’t responsive to the buzzer after 2 minutes…

Please text “Keys needed for [apartment address / unit number]” to Carlito - (414) 750-2957.

If there’s no response from either for 5+ minutes, leave a voicemail at the office number (414) 367-9414.

We encourage you to pick up keys for your roommates if possible.

Keys will be distributed when:

🔹 The Lease and other agreements are signed by everyone.

🔹 An ID card is shown for at least one tenant.

🔹 All outstanding charges are paid, including:

🔸 Security Deposit

🔸 First Month Rent

🔸 Final Month Rent

(Plus any charges from prior leases with us)

NO PAYMENT / NO ID = NO KEYS


FINAL STEPS:

(set a reminder to re-visit this on your move-in day!)

  • CLICK HERE : SET UP ELECTRIC / GAS SERVICE

    This is required on DAY ONE OF YOUR SIGNED LEASE TERM, regardless of when you actually move in. Otherwise, you’ll back-pay it all, plus a $50 fee per month of unpaid utilities.

    • If you’re moved in but haven’t set it up yet, please call WE Energies’ customer support at 800-242-9137 and ask them to “backdate your service to [your lease start date].”

  • Inspect Apartment / Take Photos

    …of any pre-existing flaws, and save them / email them to us. This could save you from security deposit deductions!

  • Fill out the move-in inspection sheet to make sure you get your full deposit back. Return it to the 929 N 17th St drop-box.

  • Maintenance

    Text Carlito (DOWNLOAD CONTACT HERE) for maintenance / repairs if needed.

    • Always include your unit # / address, name, and photos of maintenance issues.

    • Start the text / email with *URGENT* for leaking pipes, fire hazards, power outages, etc. - esp. during the 1st week.

    • Wait 2-3 weeks after move-in to inform us about minor issues so we can serve those with more pressing needs first. Please wait a day or two after requests, then email to follow up with Grant if the work isn’t done yet. Thanks for your patience during this very busy time.

  • Change your address with the Post Office

  • Internet

    The day you’ve actually moved in, click below to start Internet service with Spectrum (or AT&T):

    INTERNET - START SERVICE

    • Internet issues are handled by your ISP. We don’t manage internet / TV.

  • Furniture Trade (optional)

    Check out this page to see what furniture is being sold / given away by current tenants. Save money & effort, and help prevent waste in our neighborhood.

  • Get Renter’s Insurance

    This highly-recommended step protects your belongings in the event of accidents, natural disasters, theft, or negligence of other tenants. You can get a policy through our resident portal (we don’t get any money from this; it’s just easy to set up) … or from a 3rd party like Lemonade or anyone you choose.

  • Test smoke detectors

    …and familiarize yourself with the location of fire extinguishers, alarm pull stations, & exit routes. Text us if any of these are broken, out of batteries, or nonexistent.

  • (EDGE / KENSINGTON tenants only) - Click the link below to download the contact info for the intercom system. When guests / deliveries ring your doorbell, everyone from the unit will get a call on your cell phone. Whoever picks up will be able to hear the person at the door, and let them in by pressing 9 (or hanging up to deny entry).
